Thank You Arthur Denny.

The very beginning of our city of Seattle was in 1851.   Only six short weeks after the Arthur Denny party made their historic landing from the small schooner known as The Exact, it was Christmas time.  Arthur’s younger brother David, along with a man named John Low, actually walked up from Oregon to scout out our area and return to Arthur to give him the news.

Up until Christmas of 1851 there was a “lean-to” comprised of four walls and little else.  On Christmas Day, along with that structure, now being securely roofed, there was another, larger log house, and two homes built using split-cedar boards, patterned after the dwellings of the local Indians who lived in the region.

Find that Leak…Find that Leak.

There are few things more annoying in your life than seeing leaks in your home and not knowing where they are coming from.  The best way to determine if you have a leak in your home’s plumbing system, is check your water meter.  Some folks in the Seattle area may not know where their water meter is located.

Here are some steps –

1.  Check the leak indicator to make sure it is moving
2.  Read the meter, then go back in a couple of hours and read it again
3.  Shut off the main water valve
4.  Call a plumber

Dig…Dig…Dig a Well.

Here is an interesting fact.  About 97% of our fresh water supply is hidden beneath the Earth’s surface in underground aquifers.  There are over fifteen million water wells in America.  Why have a well?  Well, (no pun intended) it is a great source of fresh, clean drinking and bathing water for the residents of that property.

There are three commonly seen wells in the U.S.  They are –


1.  Old wells that are seen in some rural areas often protected by a home-made roof
2.  Drilled wells.  These are the most common using a machine
3.  Driven wells.  They consist of a special perforated pipe that is pounded into the ground

Maintain those Drains.

It is always a good idea to dedicate some effort to maintaining your drain and sewer system.  How many of us in the Seattle area take an “out of sight, out of mind” approach when it comes to those parts of our homes.  Just ignoring it, though, only guarantees that any problems that develop will get worse over time.

Okay then, how can you tell if it’s time to schedule drain cleaning services?  There are a number of sure signs that your drains are in need of some professional cleaning.  First, you should keep an eye out for slow drainage.  Many drain clogs don’t form right away.  Instead, they grow over time as waste sticks to the walls of the drain pipe.

Dreaming of a White Christmas.

Here in Seattle, which is not exactly noted for its excessive snowfall, just what are the chances that we will have a white Christmas?  With all due respect to the late Bing Crosby…they are not very good.  The most recent snowfall on Christmas Day was in 2008 when just under a half-inch of the white stuff fell in the Seattle area.

However, just the year before, there was nearly an inch of snow on December 25th.  What’s the record, you say?  Well, for those of you who remember 1909 (By the way, I would like to meet you) the Seattle Metro had a measurable one and four-fifths inches of snow fall on Christmas Day.  Imagine those new “horseless carriages” trying to negotiate that!

Do You Need to Replace Your Sewer Line?

Nobody looks forward to it, of course, but many residents of Snohomish and the Seattle area will be faced with it sooner or later.  Tree roots often invade and clog broken sewer lines. It has been said that copper sulfate, available from plumbers repels roots.  While this may only be a temporary fix, it can buy time before extensive work is required.

Make Way…There’s a Backflow Problem.

That can bring a household to a screeching halt!  There are two main causes of backflow in plumbing – back pressure and back siphonage.  Back pressure is defined as water being forced to flow in the opposite direction.  Back siphonage might be more complicated.  It occurs when the pressure in the water supply becomes smaller than the pressure in the plumbing system.

The most important thing is how is it prevented?  Here are some tips –

1.  Have a hose bib backflow preventer
2.  Have a vacuum breaker that constantly monitors water pressure in the system
3.  Something called a barometric loop shaped like an inverted U

Drip, Drip, Drip.

The old commercial said it was the drip, drip, drip of stomach acid.  All of us who are home owners in the Seattle area know that the word could mean dripping from pipes in your home.  Dripping in and of itself may be innocuous in and of itself, but it sure can get out of control and cause big-time problems!

Here are some troubleshooting tips –

1.  Make sure that your toilet valve is NOT stuck.
2.  Inspect the area around the base of the water heater.
3.  Blow in a call to the water company to make sure that the meter is not the culprit.
4.  If you are able, shut off the water main within your home.

Rainy Season…Sump Pump Season.

When you need it, you really need it RIGHT NOW.  That is why the maintenance and repair of your sump pump is so very important.  Your basement sump pump sits quietly for most of the year, then comes the rainy season in the Seattle area and suddenly it becomes the most important part of your home preventing basement flooding.

Here are some common checking tips for your sump pump:

1.  Check the float to make sure it is performing up to peak
2.  Thoroughly clean out the sump pit…remove those loose items that have built up
3.  Check the impeller.  Debris sneaks through the screen and jams the impeller
4.  Make sure that the electrical connection plugged in properly and not frayed.

My Plumbing Wish List.

I think I speak for other plumbers across the country when I say, “I wish I were there to tell you what NOT to do before you had to call me”.  Plumbers from coast to coast will tell you that their area home owners make mistakes that end up costing them hundreds of dollars or more trying to fix their own plumbing.

Here are a few tips I would like to impart –


1.  Don’t automatically reach for the Drano.  Chemicals rarely do the job.
2.  Please don’t think of your toilet as a garbage can.
3.  Do not go searching for the main water valve.
4.  Stop with the drop-in tank toilet fresheners already.
5.  Your water heater is past its expiration date…just acknowledge it!
