Find that Leak…Find that Leak.

There are few things more annoying in your life than seeing leaks in your home and not knowing where they are coming from.  The best way to determine if you have a leak in your home’s plumbing system, is check your water meter.  Some folks in the Seattle area may not know where their water meter is located.

Here are some steps –

1.  Check the leak indicator to make sure it is moving
2.  Read the meter, then go back in a couple of hours and read it again
3.  Shut off the main water valve
4.  Call a plumber

Dreaming of a White Christmas.

Here in Seattle, which is not exactly noted for its excessive snowfall, just what are the chances that we will have a white Christmas?  With all due respect to the late Bing Crosby…they are not very good.  The most recent snowfall on Christmas Day was in 2008 when just under a half-inch of the white stuff fell in the Seattle area.

However, just the year before, there was nearly an inch of snow on December 25th.  What’s the record, you say?  Well, for those of you who remember 1909 (By the way, I would like to meet you) the Seattle Metro had a measurable one and four-fifths inches of snow fall on Christmas Day.  Imagine those new “horseless carriages” trying to negotiate that!

Detecting a Leak in an Underground Pipe.

Unless you’re a mole reading this (that would be quite a fake news story!) you need a professional plumber to detect leaky underground pipes.  First of all, they are very difficult to detect even by a pro.  Why is that?  The fact is, they often produce zero water that can be detected from above the ground.

If a leak has occurred, the soil around it will probably be saturated causing the grass to be especially green.  You may notice that your usually bone-dry basement now has a slight leak running down one of the walls.  Here is something you can detect…your water bills are suddenly exceedingly higher.

Do You Need to Replace Your Sewer Line?

Nobody looks forward to it, of course, but many residents of Snohomish and the Seattle area will be faced with it sooner or later.  Tree roots often invade and clog broken sewer lines. It has been said that copper sulfate, available from plumbers repels roots.  While this may only be a temporary fix, it can buy time before extensive work is required.

Make Way…There’s a Backflow Problem.

That can bring a household to a screeching halt!  There are two main causes of backflow in plumbing – back pressure and back siphonage.  Back pressure is defined as water being forced to flow in the opposite direction.  Back siphonage might be more complicated.  It occurs when the pressure in the water supply becomes smaller than the pressure in the plumbing system.

The most important thing is how is it prevented?  Here are some tips –

1.  Have a hose bib backflow preventer
2.  Have a vacuum breaker that constantly monitors water pressure in the system
3.  Something called a barometric loop shaped like an inverted U

Drip, Drip, Drip.

The old commercial said it was the drip, drip, drip of stomach acid.  All of us who are home owners in the Seattle area know that the word could mean dripping from pipes in your home.  Dripping in and of itself may be innocuous in and of itself, but it sure can get out of control and cause big-time problems!

Here are some troubleshooting tips –

1.  Make sure that your toilet valve is NOT stuck.
2.  Inspect the area around the base of the water heater.
3.  Blow in a call to the water company to make sure that the meter is not the culprit.
4.  If you are able, shut off the water main within your home.

Rainy Season…Sump Pump Season.

When you need it, you really need it RIGHT NOW.  That is why the maintenance and repair of your sump pump is so very important.  Your basement sump pump sits quietly for most of the year, then comes the rainy season in the Seattle area and suddenly it becomes the most important part of your home preventing basement flooding.

Here are some common checking tips for your sump pump:

1.  Check the float to make sure it is performing up to peak
2.  Thoroughly clean out the sump pit…remove those loose items that have built up
3.  Check the impeller.  Debris sneaks through the screen and jams the impeller
4.  Make sure that the electrical connection plugged in properly and not frayed.

My Plumbing Wish List.

I think I speak for other plumbers across the country when I say, “I wish I were there to tell you what NOT to do before you had to call me”.  Plumbers from coast to coast will tell you that their area home owners make mistakes that end up costing them hundreds of dollars or more trying to fix their own plumbing.

Here are a few tips I would like to impart –


1.  Don’t automatically reach for the Drano.  Chemicals rarely do the job.
2.  Please don’t think of your toilet as a garbage can.
3.  Do not go searching for the main water valve.
4.  Stop with the drop-in tank toilet fresheners already.
5.  Your water heater is past its expiration date…just acknowledge it!

Don’t Ignore your Bathroom(s).

These are some of the most visited rooms in our home, but we tend NOT to pay as much attention to them as, say our kitchen, living room, or family room.  Maybe it is time to pay some mind to these frequently used portions of your castle.  You can devote as much money as you want toward remodeling, just make sure that it is done right the first time!

Here is a partial checklist to follow –

1.  Leave the plumbing where it is already located.
2.  Look for flooring alternatives.
3.  Consider putting in open shelves.
4.  Go to the light…pay attention to the lighting.
5.  Make sure the paint keeps the area bright and inviting.

My Garbage Disposal Stopped Working!

Little brings a kitchen to a screeching halt more than a broken garbage disposal.  Now you have a smelly mess and you need to keep running into the garage with bags of goo until the waste pick-up people come to your curbside.  When your disposal is on the fritz there are some things that you can try at home to fix it.

Some of those tactics are –


1.  Flip the switch.  Is there power going to the disposal?
2.  Unplug it for a few minutes, then plug it back in.
3.  It may be clogged.
4.  Reconnect the power and run water through the drain.

Help…My Sink is under Water!

What are some DIY solutions to a clogged sink?

1.  Fill your sink with enough water to cover the rubber of a plunger.
2.  Now apply elbow grease and move the plunger up and down several times with gusto.
3.  See if the water is receding.  If not, try again.
4.  You might pour one cup of baking soda down the drain combined with a cup of vinegar.
5.  This solution will foam up, so don’t freak out.

Installing a Fiberglass Tub and Shower.

This is a great project for winter.  Imagine the hours of comfort and joy that you will derive from a brand-new shower and luxurious tub!  Hopefully, this is the year that you have decided to remodel your bathroom.  You certainly spend enough time in there.  Why not enjoy the experience to the fullest?

Here are some installation tips –

1.  In most cases, replace the shower valve while the wall framing is still exposed.
2.  Attach the overflow pipe to the tub prior to the installation.
3.  Apply putty to the threaded portion of the strainer.
4.  Install the trip lever from inside the tub.
5.  Very carefully set the tub into place against the wall studs.

Look for that Leak.

This time of year, you may notice a tell-tale sign of water leaking into your home.  First of all, check your toilets.  Make sure that no valve is stuck then check your water heater.  Those cranky appliances have a way of slowly giving out as they age.  Then look at any and all appliances that have some sort of water connection.

Keep your Drains Running Freely.

A backed-up drain can bring a household to a standstill.  The water is just one problem…the smell is another.  It is simply something you wish to avoid before you have to make that inevitable call to your favorite plumber.  So, let’s try to keep it from happening in the first place.  Wouldn’t that be better?

Every time you use your sink run some hot water through it.  How many of us do that?  Now and then, throw a handful of baking soda down the drain and run hot water through it.  Have you tried vinegar?  You may be surprised at its effectiveness.  Just pour a cup down the drain, let it sit for 30 minutes, then wash it down with (you guessed it) hot water!
